What does a building manager do?
The building manager runs a condominium on behalf of its owners. They administer the common areas, prepare and execute the budget, collect service charges, organise maintenance, and carry out the decisions voted at the general meeting. They are the pivot between owners, contractors and residents.
Professional or volunteer
The role may be filled by a professional firm or by a volunteer owner who manages the building themselves. Either way the obligations are the same: transparent accounts, rigorous tracking of charges, and a clear record of decisions.
Digitising the role
The administrative load is heavy: charges, maintenance, communication with residents. A condo management tool centralises buildings, charges and maintenance in one place, and quickly becomes essential across multiple buildings.
